The art of selling a riverfront condo is much the same a typical riverfront home sale with a few differences. The process of creating curb appeal is much more centralized in the case of a townhome style condo and virtually non existent in a high-rise or low-rise situation. One bonus to this is that fact that it frees up a large amount of time for you to spend on detailing the interior of your condo.

Creating a good selling environment is all about proper utilization of the available space. As most condos are smaller than the average home, maximizing the available space is critical. It is very important to keep clutter and mess out of view, and preferably out of the condo.

Another good idea is to have as much information as is available about the building and it’s management for the visitors benefit. Buyers will be more confidant about purchasing your condo if they know about the people and companies involved in the day to day operations of the complex.

After you’ve cleaned your riverfront condo, it’s time to stage your condo. If your condo has any unique architectural features they should be featured prominently. If your condo has a great view of the river, stage your home in a way that the river becomes the focal point of the room.

Clean the balcony and make sure it is organized. Talk to your real estate agent about other ideas and tips they can offer to improve the look of your condo. They may see things differently than you and can offer insight that you may have missed.

Voting Question: Can you actually BUY a lake?
My boyfriend and his friend were getting into a conversation about lakefront properties, and someone brought up something about buying a lake.. I don’t think that’s possible, but my boyfriend doesn’t believe me. He thinks I’m making up my information. The winter can be the perfect time to buy waterfront real estate. Not only can you pick up a bargain waterfront home from a motivated seller, you can save on your purchase expenses like appraisals and home inspections.

We are all distracted during the wintertime. With Christmas and New Years approaching, real estate shoppers are busy with holiday shopping, decorating, and parties. It is also hard to get real estate shoppers out in cold weather to look at waterfront real estate. Therefore, your offers will have less competition.

Home sellers who didn’t sell during the recent summer months are worried that their waterfront home will not sell. Any seller offering waterfront real estate for sale during the holiday season is motivated.

Prepare Your Home To Be Appraised

You and your buyer have agreed on a purchase price for your home. All the bank’s paperwork is ready. All they are waiting for is the appraisal to be finished.

When an appraiser looks at a home, there are several factors that go into determining the homes appraised value. The contract is one of the primary indicators the appraiser uses to assign value. A home’s worth is determined by what someone else is willing to pay for it. When two parties agree on a purchase price, they are determining the homes worth.

Market Value

When a home is sold, the bank requires an appraisal to verify the value of the property. A record of these sales are held at the county courthouse. In general an acceptable comparable home must be within 15 miles of the home, in a similar community, and occurred within the past 6 months. The closer the homes are together and the more recent the comparable sale the better the comparable is for the establishing value.

Other factors appraisers use are the comparable features of the home. For instance, the size of the home in square footage, the condition and age of the home, the quality of materials used in construction, and any renovations that have been made. Normally, an appraiser needs three comparables to establish value.

As you prepare for the day the home is being appraised, there are a few tips you can use to help the appraiser out. Make sure the home is clean and clutter free, cut the grass, trim the trees and shrubbery, and have a copy of the sales contract readily available. Be prepared to discuss any repairs and renovations with the appraiser.
