What The Law Says About Renting In U.K?

The United Kingdom is almost a sub-continent, as here people of all nations and continents constitute a community. The British government facilitates and supports its citizens in few domestic issues in which renting falls too.

For renting a home or an apartment in England, one has to follow certain codes and rules formulated by the Council. Mostly people prefer to live in rented houses as it suits them because they are easily available in all ranges according to the status of the tenant.

Being a British citizen makes it convenient for them to attain rented apartments or houses, since they have to pay the British Council for the rent. In the case of a citizen being jobless, the council will not ask for the money from the tenant and will not do so until he has a job to pay off the rent.

However, if you are not a UK citizen, then you do not enjoy such benefits. You will need to go through a different procedure in order to rent a property, which involves hiring an estate agent, in order to pay a fee of 150 for the rental procedure. It varies from case to case and depends on the condition. In the case of a foreigner or a non-resident tenant being a student, he is not required to pay off the taxes to the council, but has to provide college enrolment evidence as a proof of being a student.

If you are a non citizen and working in the UK, you will be asked by the estate agent to provide your salary slip, bank statement and an evidence for residing in UK. The estate agent will judge by these papers if you qualify to pay off for the rent or not. In the case of being a businessperson, the person needs to show proof of his existing business with verification for the business being steady or not.

An estate agent must get the proof of a clean credit history to confirm that the tenant is an unfeigned person. Usually 2 weeks are taken in order to complete this procedure.

At the accomplishment of this step, the state agent approaches the owner of the required apartment and conducts a meeting between the tenant and the owner. There, the two parties sign the contract. As a security, the tenant has to deposit 1-month’s rent. If in case, the tenant leaves before the time signed and mentioned in the agreement, the owner reserves the right of usurping the deposited cash of the tenant.

ALL the other cities have had heat waves that have brought their ACTUAL temperature readings over the 39 mark.

Resolved Question: What is the best set of irons up for sale today?
Before we start. I’ve got no problem controlling the ball, I just can’t work it. In other words, I’ve got no problems hitting the ball straight, I just can’t do stuff like fading, drawing, or putting backspin on it on purpose (besides wedges, which I can spin back).

Anyway. What do you guys think is the best set of irons right now? I can play blades, but obviously without being able to work the ball I don’t know if there’s any advantage to it.

Btw, I have a question about lengths. Would having too light of a flex on an iron make you lose distance? My current irons are light flex graphite Big Bertha ’02s (my parents got them for me when I was eight, which was right after I had just gotten out of a cast for a broken wrist, and they didn’t want me to hurt myself). During a HS practice, the group in front of us was messing around on the green so one of my team mates let me hit a range ball into a lake with his nine iron. He’s got stiff graphite Big Bertha ’98s. I didn’t have a ball to hit out afterwords with my nine and I don’t know exactly how far his went, but it looked to me like it went a lot further than mine does. So I was just wondering what the deal is with that so I can figure out if it actually did go further or if it’s just me not being able to optically gauge distances correctly.

Voting Question: I’m thinking of renting a house – how do I negotiate the price?
Okay so there is this house that my husband and I would like to rent but the current price is too much for us (1,200/month) and we need to talk the owner down about twenty five percent (to about 900/month). I know it seems like a lot to hack off of the price but it seems like there is a lot of room for negotiation (check list below for examples). The problem is even though I feel like I have an articulate, confident, and proficient negotiator within me – I don’t really know what I’m doing. I need some pointers on how to be most effective.

- The previous tenant (who is a friend and now moving) talked him down (she didn’t say how much but mentioned in passing that he may accept 9 – 950) when she lost her job

There are a lot of defects to the home that hinder it’s value but are tolerable.

-old appliances
-high water table (mushy grass half the year – it’s on a lake)
-there is a broken hot tub in one of the rooms
-there is very little insulation in the addition which is open to the rest of the home, apparently the heating bill is outrageous in the winter
-there is no central air

The home is also for sale (which we may consider eventually but that’s another story all together) and the asking price is way high – especially because there are nicer houses on the same street for less.

Holmes On Homes-Not my Expert

The Holmes on Homes show is getting ready to increase their market share by expanding into the United States of America, but for this to happen they first have to find homeowners that have been taken advantage of by dishonest contractors. I’ll show you how they staged their first attempt at this parody.

A much-watched TV talk show host Interviewed Mike Holmes, and one of her questions of interest was: Mike, what was wrong with this project? Homes cried out in forced, stunned amazement, What Wasn’t Wrong, (Holmes, we are asking YOU, we really do not know . . . ). I have read your contract, Holmes states. (Holmes implication with this statement is that he is efficient and versed in contract law . . . Interesting schematic playing itself out here).

Here is a tip that may possibly save people thousands of dollars. NEVER agree to sign a contract that is written by a contractor who believes he has more knowledge about contracts than actual contract attorneys. Contract attorneys can and do rip apart contracts written by fellow attorneys. I like to see Holmes educate a contract Lawyer about a Legal contract.

Holmes goes on to fumble through the blueprints saying, I know I saw 17 foot 1, over and over. If one of my foremen could not find a dimension on a blueprint, he would not be my foreman. 1st year apprentices start learning how to read prints and by their final year they can navigate the documents confidently.

Holmes goes on to say that the common nail should not be used. My father built our house in 1958 using common nails. That house is still standing. Every fastener has it’s place. To generalize is clearly showing a lack of expressed knowledge in building theory and practice. Even a screw driven into end grain can easily be snapped or dislodged.

Not one of the Holmes on Homes shows EVER allows a conversation with the original contractor to find out additional and relevant facts pertinent to Holmes ’situation assessments.’ Hold on ” That contractor whose work ability and ethics were questioned by Holmes, was on a different job in the same neighborhood with a total of no complaints from the owners on that job.

Does anyone see that this show may not be entirely telling us the truth about “Real Life” contracting. In my opinion Holmes is an actor and a good one. He is not in my humble opinion an accredited and experienced contractor. Be careful what you believe while watching these types of TV shows.

Lastly, for those of the mind that he has been of help to such a volume of people. These numbers might interest you: – 12 episodes encompassing 6 show seasons. (That means 72 people helped over the years, if they truly did helped someone in each episode) – Hundreds of people have been helped by me in my 32-year career. This does not include the thousands of honest contractors I know, performing at at excellent status to please their clients over the last several decades.

Holmes on Homes Shows has created rifts between the homeowner and contractor relationships. Clever marketing is used to gain market share and coax viewers into believing that this guy actually knows what he’s talking about. If it wasn’t for the excellent sub contractors they hire, this would be a comedy.

In contrast, a larger builder has multiple handymen available to him, and may deliver a steadier construction project.

3. Do you want to be in a new community or a single remodeled house within an old community? The neighborhood around you not only impacts the resale value of your home, but also impacts your lifestyle. If you are in a development with dilapidated houses, and yours is the only new construction in the area, your house will feel out of place. If the builders will bring a new development, and you are one of the new homeowners in that new development, there is a much better fit for you and your house. Additionally, all of the people residing in that community will be moving in at about the same time and will have the opportunity to form friendships and relationships. If you are relocating into a block with people that have lived there for years, you could be the outsider and maybe quite some time for you to “fit in”-if at all.

Brazil is going to have startling growth next year as it emerges from the crisis said President Lula da Silva last month. The OECD has predicted 4% economic growth for Brazil which shows evidence that Brazil is one of the first economies to recover from the economic slump in an resounding way.

The oil industry is booming. Brazils target is to double production by 2012 to 3.5 million barrels a day, placing it high amongst many Middle Eastern rivals such as Kuwait and Saudi Arabia. Petrobras, the State-owned oil company, is developing its recently found deepwater reserves with a $174 billion investment program over 5 years and the US has agreed to provide up to $10 billion in finance to further development. Having diversified and industrialized its economy prior to many of its major finds, Brazil should avoid over-reliance on oil and increase domestic wealth significantly.

The BRICss of Brazil, Russia, India and China will be responsible for around 50% of worldwide demand for exports in the near future due to their mounting domestic consumption. With U.S. consumers expected refrain from purchasing goods in the near future, the recent Goldman Sachs report predicts that the BRIC demand for exports will be powered by a growth in their middle classes.

Brazil has spent enormously on tourism since 1995, increasing international visitor numbers from 1.9 million to 5.2 million in 2008. The 2014 World Cup is expected to increase tourism and the Government is pledged to spend in excess of $250 million over the next 5 years on airports, roads, sanitation and hydroelectric power.

With residential mortgages only accounting for 2.5% of Brazils GDP (figures supplied by the Banco Central do Brasil), the market has huge room for expansion. To give an example, residential mortgage levels in other countries are 11% in Mexico, 20% in Chile, 45% in Spain and as much as 68% in the US. Despite the current worldwide financial crisis, mortgage lending in Brazil has risen by 41% in the last year, twice as fast as consumer credit. Caixa Economica Federal, the state-owned bank, expects to lend R$26 billion for real estate purchases in 2009 compared to its average of R$5 billion four years ago. The bank has lent R$19 billion already this year.

Brazil has a huge export industry, yet this only accounts for 12% of its $1.5 trillion economy. With Brazils middle class now making up more than half its 190 million-strong population, the domestic consumer market is booming. Retail spending has increased heavily this year from 2008 with groups such as Whirlpool, which has a 40% share of the white goods market, recently announcing 20% increases in sales year on year. Other groups have been quick to jump on board the household goods train. Over the next five years, well see a doubling of sales of durable goods in Brazil, said Jos Roberto Tambasco recently. The vice-president for operations of Pao do Aucar, which turned over $8.9 billion in 2008, spoke in the wake of the supermarket giants strategic acquisition of appliance retailer Ponto Frio for $422, providing the group with a further 458 outlets countrywide to meet the burgeoning demand for household appliances.
